Resort wins award! More good news for Resort Group’s Cape Verde investors

We’ve always thought of the Resort Group’s Cape Verde investments as being strong contenders in terms of both income and capital growth, so we’re always pleased when we get good news about their progress. Particularly when it’s from a source as independent as Trip Advisor, and the news is that the Resort has achieved a position – as number one!

The Resort Group have just announced that MELIÃ Dunas Beach Resort & Spa has made the top position on Trip Advisor for hotels in Santa Maria, the southernmost town on the Island of Sal in Cape Verde. The Resort, one of 17 Hotels in Santa Maria, received 712 “Excellent” and 424 “Very Good” reviews.

In the announcement from the Resort Group, they also said: Just shy of its first birthday, this accolade is truly well deserved, and is testament to the hard work from all those involved in this project.”

A quick visit to the Trip Advisor page reveals a host of reviews, by far the majority of which are highly complementary. Naturally, you can’t expect to please all the people all of the time, so there’s the odd moan – but some of the enthusiastic comments are positively gushing – for example:

“Recently back from Cape Verde and we were sad to leave. It is a stunning place, new, chic and stylish. The boulevard looks really pretty when it is lit up at night. The food was very nice and it was such a good idea that you could get yourself a drink in the buffet restaurant (beer, wine, water, soft drinks) as opposed to trying to catch someone to do this for you, as is so often the case in these places. Our room far exceeded our expectations and it was cleaned and tidied to a very high standard. ALL of the staff were amazing, even the unsung heroes such as the security guards, the maintenance staff and the cleaners, all of whom would always smile and say hello. Thanks so much to everyone here for giving us 10 of the best days of our lives!”

“Hotel spread over a large area with pools to suit everyone. Room was on the boulevard so very quiet at night and convenient for both beach and pool. Spacious room with good quality fittings, shower etc and very clean (serviced daily). Staff were excellent, very friendly and helpful. All in all this is a good hotel that will get better and I would definitely recommend it.”

“We have just spent 2 weeks at the Melia Dunas. I have never written a review before but felt impelled to write one about this resort! All I wanted to say was that it is a really lovely place to stay, staff are so helpful and always smiling. I have travelled around the world in my time, but found that this beautiful island to just “hold something special in my heart”. The people have nothing in a materialistic way but have the world in their smiles. To sum it up in one word…’STUNNING’”

I think you could say they enjoyed themselves then! Which, if you’re an investor (or thinking of becoming one), is music to your ears. Because it’s the occupancy rate that’s going to make you your income.

Talking of which: I spoke yesterday (Thursday 26th November), with my account manager at The Resort Group, and he tells me that rental returns on Tortuga Beach Resort (that’s the Resort Group’s Hotel adjacent to the award winning MELIÃ Dunas Beach Resort), are averaging “just shy of 6%”, with the very lowest returns being 4.7%, and the highest 7.3%.

Please note that all these figures are the net returns, so it’s what you’d get AFTER the resort fees have been deducted. (I like dealing in the net figure – it’s so much more truthful than the gross figure, which may look good on paper, but doesn’t deliver to your bank account.) My contact also reported that room rates are set to rise next year as well.

As you can see, The Resort Group’s investments can be an effective way to either diversify an existing portfolio, or even dip your toe in the water if you’re new to property investing. With a proven track record and investments ranging from £10k up to around £200k, they are definitely worthy of consideration.
