Capital Growth, Income, Return - High
Tourism in Turkey is currently growing year on year and there does appear to be a genuine need for more quality resorts within this popular location.

Over the last decade the Turkish economy has shown a sustained upward performance with stable growth, allowing them to expand throughout a time when many other European economies have been unable to recover from the global financial turmoil, becoming one of the fastest growing economics in the world. The government is ambitious – looking to continue its economic growth and become one of the worlds top 10 economies by the middle of the 2020 decade.

Coupling the strong economic security with the breathtaking scenery and vibrant culture that Turkey has to offer, the ancient country is set to maintain its position as one of the fastest growing tourism markets in the world.

Unity Bay Resort is a fully managed Ramada Hotel Resort, ideally placed on the renowned coastline between Bodrum and Kusadasi with exceptional panoramic views across the Akbuk Bay and the Aegean sea beyond. With yacht clubs, fine restaurants, golden sandy beach and transport upgrades already established, Unity Bay Resort is bound to attract a vast amount of individuals looking for luxurious holiday in the South East of Europe. The resort is part of the Wyndham Hotel Group family and will be run under the 5 star Ramada brand which operates around 1000 hotels worldwide in over 45 countries.

Investments in the resort begin in the region of £8,900 and the resort is also fully SIPP & SSAS compliant, offering an alternative option for individuals looking to self invest their pension.

2015 is looking to be another strong year for Turkish tourism if figures from 2014 are anything to go by. The number of tourists visiting from outside Turkey has risen to a record high of 36.8 million. This is a marked improvement on the previous year. Figures from 2013 show international tourists to number 34.9 million. This increase of 5.5% illustrates substantial levels of growth taking place.

Added to this are those Turkish citizens living in Europe who visit every year. This demographic equates to around 5 million people. Overall this equates to around 42 million tourists, with this number Turkey cements its place as one of the most visited country worldwide.

The economic impact of these figures is also impressive, it is estimated that this has injected circa $36 billion into the Turkish economy. There are a number of factors that contribute to these numbers. Başaran Ulusoy, the chairman of Turkish Travel Agencies (TÜRSAB), commented that his association “considers tourism and culture as inseparable elements when it comes to increasing tourism income”.

The organisation has managed to increase the income of museums and cultural sites across the country. Ulusoy goes on to say “We manage 155 museums and archaeological sites and the income that we received from these reached TL 352 million ($151 million)”.
With such a record breaking year for both visitor numbers and income generated, it is safe to say that 2015 will prove to be an even more successful year for Turkish tourism.

Anticipated future returns of between 6% & 10%p.a, with expected capital growth of 5%-10% p.a.

The developer is projecting that investors will benefit, after completion, of yields in excess of 7% p.a. and capital growth of 5%-10% p.a.

The yields predicted have been based on the resort achieving occupancy levels of 90% over 7 months peak season. From local comparisons this is deemed as realistic especially when taking into account the quality of the finished product as demonstrated by the near by Harmony Bay Resort (also a Ramada Hotel).

Capital Growth

Turkey as a country has potential for capital growth in excess of 6% p.a. We believe that Unity Bay as an investment has the potential to exceed this. However and as with all investments, it will come down to the resort itself to produce the predicted yields.

Exit strategy

We believe that all investors should have a clear understanding of any realistic exit strategy that exists with all the investments we promote. With this particular property investment, the developer offers investors an ‘Exit plan option’.

OPTION 1 – the property interest will in the first instance be promoted to other members who have fractional possession within the same property interest.
OPTION 2 – should a resale under option 1 not be available the property interest will then be promoted to all members within the whole resort under the same terms.
OPTION 3 – the Developer can promote the property interest through a dedicated onsite resale office and through its broad distribution network at an agreed value at the time.
